Listing Price: $69,900, Size: 45.98 Acres.
Note: The price was just reduced from $79,900 and is priced to sell for nearly 46 acres of Colorado Mountain Property!!
This absolutely beautiful 45.98 acre parcel located on Eagles Landing Ranch near Stonewall Colorado has that “Mountain Feel” to it. From the tall Ponderosa Pines to the large and unique rock outcroppings and awesome snow-capped mountain views Tract 16 has a lot going for it. It is located near the very back eastern part of the ranch not far from the end of cul-de-sac so you just will not be getting much traffic up here except for a few neighbors. Besides this ranch, Eagles Landing, has one of the nicest electronic gate entrances in Las Animas County so you will not be getting a lot of people just driving through the ranch. It sure helps to feel that your property is pretty secure if you are out of state or not here often.
One of the things that we love the most about properties on Eagles Landing is that this ranch is close to the neat small unique town of Stonewall Colorado which is not far from Monument and North Lakes and the San Isabel National Forest plus Bosque del Oso near Weston. So if you like to hunt and fish you are really close to those activities. Plus Stonewall has a nice RV park, a diner and a couple of small convenience stores so that you don’t have to drive all the way back 35 miles to Trinidad for basic necessities.
Tract 16 has a lot of character from the gentle level nice sized building site on the north side of the parcel where you get the most usable ground and best views then all the way down to the bottom of the draw south of the building site. All the way over to the end of the cul-de-sac road on Elk Point where you have another access to the south west corner of the property and a bit more usable ground. So you could have a whole lot of exploring to do if you are adventurous cause it is a bit steep down to the lower level and bottom draw.
If you click on the like for “Directions” under the Google Map you can enlarge the map and see Elk Point and envision how big this parcel really is. Plus you can then click on this map the option for Google Earth and see other views of the property. Pretty Cool.
Tract 16 has a lot of space to use to build your home and also a lot of open space for the wildlife and this is really important to have this breathing room for us humans and the animals, don’t you think? That is why Colorado’s 35 acre minimum parcels to get a domestic well permit that was started back in 1972 was such a wonder thing for everyone and thank goodness they did this back then. Power is right along the main road to the parcel on Gun Barrel Ridge so you could pull it in from many places or you could decide to go total solar and off grid. Plenty of choices.
So let’s go and have a really good look at this beautiful property soon. And if you really want more land and privacy at this time Tract 51 that borders this property to the east is also available and you could have 81 acres adjoining between the two parcels. But Tract 16 is a really awesome property so let’s go see it!! You’re going to love it.

Most ranches in this area have some minimal Restrictions or Covenants or what we call “Basic Protective Covenants”. These covenants work to protect your property values by restricting commercial businesses on the ranch and things like “no single wide trailers” or “junk cars”. Most don’t have restrictions/requirements on if or when you have to build or really restrictive type building covenants like a Condo association would have about roof colors etc. But you should be aware of what each ranch covenants are and we have most local ranch covenants available for you to view here Ranch Covenants in a pdf format.
