You will see another good sized meadow and old jeep trail down at the bottom of the property close to the western edge of the acreage. The bottom lower part of this property is really incredible with the tall pines, draws, old jeep trail and meadows. If you are a hunter this is where you want to be. It is a hike down to this part of the property so if you want good access to it you might decide to put in a jeep trail to get better access. But you will most certainly enjoy this part of the property and it will be worth the hike to get there.
Parcel 13 is an awesome 35 acre parcel with really good mountain views with Power and phone and a water well already to go. So if you wanted to just come and camp it is perfect and if you wanted to build soon you have so much already there. The water well is 500 feet deep and it produces about 1.25 gallons per minute. The state records indicates that the static water level is at about 360′ so you have quite a bit of water storage in the well. In this part of Colorado anything over 1/2 gallon per minute will provide you with good water that you don’t have to haul.
And you will always want to have a 1000 gallon or larger water holding tank or cistern near your home. And the typical setup is with a pump tech that will shut your pump off when the water in the well runs low. This way your pump is not damaged. So when you use say 100 gallons the pump will come on and top off the cistern so that it is always full.
The elevation ranges from about 6870′ at the lower meadow to about 7180′ near the Water Well and upper meadow.
Having the phone and power to the property makes things so much easier and to know that the property has a good well takes a lot of the unknown risk of drilling a well out of the equation.
