Wow! Is about all I can say. We sold this parcel back in 2001 and these were our first customers for Adobe Gold Properties when we first started the business and after they purchased this property they started building a really nice mountain cabin. Then as you would guess “Life Happened” and now they are moving to another state and the good news for you is that they decided to sell this awesome property.
Where to I begin. Let’s start with the property first. This 35 acre parcel is located at the end of a short cul-de-sac road which is not far in the side entrance to Spirit Mountain Ranch. The Spanish Peaks are owned by this property….at least it feels that way. The entrance down the rough cut driveway is heavily treed and you drive through tall Ponderosa Pines to the cabin which is just far enough off the road for privacy and comfort. yet not too far into the property.
Past the cabin you go down a little grade on an old jeep trail and then it will split in two directions. If you go to the right it will in a short distance open up into a large meadow and you can see all the way to the back to the western fence line of the property. You will also see two little draws on your left with meadows. The property line on the south side of the land cut through those meadows. These meadows just feel so very private and there is a really nice mix of trees and meadows. Because this property adjoins other private property, not part of this ranch, and there are currently no homes on them and may not be for a long time you just feel like you are in your own private heaven.
Just as you first come into this opening there is one of the property pins to your right and when you get to this pin you can see the somewhat large lake for this area, Mitotes Lake, in the near distance. It feels really close and it is close enough that you can hear the geese that frequent it. And you can bet there will be herds of elk and deer and other wildlife that go through these meadows to the lake for water. Let me stress again in this arid area of Southern Colorado it is rare to find this large of a body of surface water except up in the high country at higher altitudes so this is indeed special to be able to see and enjoy from this property.
Now back to this trail that splits….if you were to take the left fork and then go up over the hill you will end up on the large rock outcropping that you see in the photos below with Barbara and our little Papillion puppy Bijou standing on the rock. Let me tell you Bijou thinks he is 10 feet tall and the king of the hill and that is when he isn’t on that huge rock! Ha. But this is a really large rock outcropping that overlooks the property and meadows. There are a couple of smaller rocks perfect for sitting on right on the point and I can imagine sitting there in the early morning or evening and watching the wildlife in the meadows. It doesn’t get much better than this. And there is very little of the oak underbrush on this property so it is easy to hike.
Well the property is awesome but it does come with an unfinished Cabin on it and while you can’t change that and or the foot print of the cabin you are so lucky in that you can make a lot of decision right now with how you finish off the interior. At this point in time you could just do the electrical, drywall or T&G ceiling and walls and put in the kitchen that you like. And finish off or change the bathrooms, choose your floor coverings, doors and trim etc. Really the hard work has been done and now the things that you want in the finish product is ready for you to complete.
The foot print of the cabin is approximately 24 x 48 so that is about 1156 sq ft per level and there are two levels this size plus the upper level which is about 700 sq feet. So it has a full basement that is framed for two bedrooms and a full bath plus the utility room and a great room. It could be a nice quest quarters with a small kitchen if you wanted. Or you could have a pool table or home theatre down here too.
The upstairs is basically the same layout with two bedrooms and a larger bath with a jacuzzi jetted tub and shower plus the kitchen area that opens into the great room. Just look at the entire wall of windows that give you incredible views of the Spanish Peaks and the property. There are some of the trees that could be removed to open up the views but you can decide which ones to take down. But personally I would take a lot of these trees down to get that view of the Spanish Peaks in your face. You can see in a couple of the photos the mountains peeking through the trees.
What else can I say….I need to get my hands on the floor plan and do some more measuring of the rooms but this cabin has a great start and now needs you to finish it. We have some financing options that will allow you to hire a contractor and go right into a construction loan if you need to finance the property. But the best situation is a cash sale if possible. Either way we will work with you to figure out the best way to proceed.
