- Great Hunting Property

- Aspens, Douglas Fir, Ponderosa Pines & Bristle Cone Pines
- Seasonal Access through National Forest
- Spectacular Vista Views
If you love Aspen and Douglas Fir Trees and the High Country near the National Forest then you are going to love this unique property. This is Spanish Peaks Ranch Estates Lot 30 and instead of having access at the main entrance of the ranch this is one of the outlying parcels that actually has access from the County road going past the Cordova Arch and up to Cuchara Pass. You actually have to go through the San Isabel National Forest to get to this property. It does not adjoin the National Forest but its not far from it.
There is an driveway coming off of the County Road that takes you down to a camping site that is out on a private point. The property drops off in three directions opening up to spectacular views looking to the east, south and west with vistas even down into New Mexico. The views are incredible and this is about as private of a location as you can get.
The tree coverage on the property is mostly Aspen, Spruce, Douglas Fir and Ponderosa Pine but there are also some Bristle Cone Pine on this property too. Bristle Cone pines are some of the oldest on earth so this is really special to have some on this property.
The elevation of the property is about 10,200 and access to the property is going to be seasonal. The County Roads are not plowed either from the Huerfano County side near Cordova Pass or the Las Animas County Side past the main entrance to Spanish Peaks Ranch Estates.
There is a small creek or stream that runs down at the lower part of this property just across the Northeast corner of property. You can see the location of the small creek on the Google Earth Topo.
If you like rock outcroppings there are some really special rock formations on this parcel also. One of the nice features of this parcel is that you don’t have to go through a ranch subdivision to get to your property. Even though the County Road access to this property is not plowed or open year round you can access this property by snowshoe or snowmobile if you wanted, just as the current owners have done.
We have added some really nice Google Earth Plat Overlays and Topos that will help you get a better feel for this property.

Most ranches in this area have some minimal Restrictions or Covenants or what we call “Basic Protective Covenants”. These covenants work to protect your property values by restricting commercial businesses on the ranch and things like “no single wide trailers” or “junk cars”. Most don’t have restrictions/requirements on if or when you have to build or really restrictive type building covenants like a Condo association would have about roof colors etc. But you should be aware of what each ranch covenants are and we have most local ranch covenants available for you to view here Ranch Covenants in a pdf format.
