What an awesome property this is! Two 35 acres together gives you a lot of breathing room and privacy at the end of the ranch road. This is a very unique property on this ranch with how the usable ground is situated and how much usable ground there is and how much privacy there is. I will be honest with you before I visited these parcels I suggested to the owners that they should consider selling them separately just because it is usually easier to sell a 35 acre parcel individually. But after I visited them I totally changed my mind on this because they just go together so perfectly. There was one word that kept coming to mind as I walked the property and that word was “oasis”. It just felt like a private oasis from the minute you get to the property. Feels like you shut the door on the world as you enter onto this property….so there was just no way that I could see splitting these properties up. I think that you will feel the same also.
This 70 acres is priced about the same as many 35 acre parcels so you get a lot of acreage for the money.
Notice on the Google Earth screenshot that I created all of the usable ground (marked in Green) that you have up in this upper area where the best views are. When you are looking at the photos of the Tall Ponderosa Pines and Rock Outcroppings this is where they were taken along this area marked in Green. And you can see how gentle and level this area is in the photos. I just imagine much of the short oak brush cleaned up and many of the lower limbs on the pine trees cleaned up, like so many property owners do, and then this would just be spectacular like a Park setting. There is just so much potential for this space!
Out on the point where it meets near the south end of the area marked in green is what has been affectionately named “Sunrise Rock” and that is the rock in the photo above where it looks to the east overlooking Fishers Peak and the city of Trinidad Colorado. And there is a cluster of really nice flat rocks close by that you could sit on to enjoy the sunrise or sunsets. Really special area. Just imagine the City lights from here especially after a fresh snow fall on a crisp clear night with the lights twinkling in the distance.
Looking again at the Google Earth Screen shot where I made notations you will see that there is access to the lower level of these two properties. This area is shown as a platted ranch road but it is not improved but it is easy to access.  This easement is gated to discourage access to this area but it is not locked. If I were going to hunt this property this is where I would start as I saw some elk sign down here in this area. And there is quite a bit of other wildlife sign on this property and with this draw it is certainly one that would be safe to hunt but of course you always have to be aware of your neighbors…but you know that.
From the upper level I could see Fishers Peak and the Raton Mesa and even into New Mexico to the south and southeast. To the northeast I could see the Great Plains and I could even seen the back side of the lighted “Trinidad” sign up on Simpson’s rest. In a few locations along the western boundary where M11 and M12 meet you could look to the west and see some of the Sangre de Cristo mountains. It’s the way that the views are framed by the close by hills and valleys that makes this property so special.
This upper level is so unique for this local area and for this ranch with the Tall Ponderosa Pines and rock outcroppings as well as the old growth Pinion Pines and Juniper trees. Some of the old juniper is just gnarly and really interesting so you can just imagine the history. Such character to behold in one place, it’s just amazing.
