Aspen Rose Ranch Tract 5


This is, as far as we know, the lowest priced listing on this ranch that is available. This property not only has incredible snowcapped mountain views it also has a lot of character with rock outcroppings, aspen trees, tall ponderosa pines and douglas fir as well as some spruce and fir in addition to pinon pines and juniper. Just a beautiful mix of trees and terrain and meadows.

Aspen Rose Ranch is a very popular ranch located north of Weston (Weston is about 21 miles west of Trinidad on Highway 12) and this is what we call high country property located up in the higher elevation and trees. Not many properties seem to come up for sale on this ranch and when they do they are usually priced much higher. This property, Tract 5, is priced to sell.

We worked with the original developer when they first surveyed and platted this ranch and we got to see the original roads being put in and walk, hike and explore these properties before anyone else. What a pleasure that was! And I remember the very first time that I saw the aspen tree with the bear carved into it and I thought it was one of the neatest things that I had seen up in the mountains. I did notice when I was just back to this property taking fall photos that this particular aspen was dying and about to fall so I guess that someone is going to have to recreate this on a new aspen, only seems right.

But this carving is located on this property just past where the cul-de-sac road ends in an area where there is a seasonal pond that was created when they put in a soil erosion control dam years ago. This is down where many of the aspens are located here along the lower section of the property. I noticed a lot of wildlife tracks here even though the water was mostly gone when I was there this time but it looks like it would be a good place for elk and deer and maybe that bear carved on that old aspen…:))

As you go past the end of the cul-de-sac, which is hardly visible now that they put in the access road to Tract 5 and Tract 4. The access to Tract 4 is an easement through Tract 5 down at this lower level only and it gives you access to the eastern part of Tract 5 which is nice. This does not go through the building area of Tract 5 and is only for the use of the owners of Tract 4. I don’t have this marked on the plat/topo but you can see it on the Google Map.

Speaking of the building area for Tract 5 I can tell you that it is a ways up the private drive that was cut in to give you access to the views. Which makes this more of a challenge to get to and hence the lower price on this property. It was this way right from the beginning. Sometimes you get a property that has all of the features that you want but maybe the access to those features just isn’t as easy to get to. But the person or family that realizes that with a bit of creativity and imagination they can have an incredible property to experience in the Colorado High Country will reap the benefits.

When you get to the end of the driveway marked on the plat/topo as “Big Views from Here” you are not quite to the upper meadow which is incredible. I love it here and it’s one of my favorite places on this ranch and property and it is worth it to go it. You could put in a road to get here, yes that is possible. I don’t know how much that would cost but it could be done. This reminds me of a couple of properties that we sold in the area where they were even more challenging to get to the views or building site and the people that purchased them got really creative and either hauled in their building materials by hand for a small cabin or carved out a small area and made it spectacular. Many people can’t visualize what to do but when it’s done it’s so easy to see how awesome it is. Hey it’s not for everyone but that is what makes it so special.

And just so you know this upper meadow is about as private as it can get away from all the other properties on the ranch and pretty much overlooking all of the rest of them, but you really can’t see them either. It really is a pretty special location. You will just have to see it and decide if it works for you. The rough cut driveway that takes you there needs to be improved but you can drive it today if you take your time and its not snowy.

Speaking of privacy this ranch has an electronic gate access so not only will we have to take you to see this property but it also affords you much more privacy that most of the area ranches because of the restricted access. I wish most area ranches had gates as it really gives you more protection and privacy I think. So there you have it, the only thing left to do is to go and hike it a bit and see if it might work for you.
