Vermejo Park Ranch is an incredibly beautiful place that actually borders our popular Santa Fe Trail Ranch. Part of Vermejo Park Ranch is also in Colorado and not many people know that. It borders the western boundary of Santa Fe Trail Ranch.

Originally it was part of the Maxwell Miranda Spanish Land Grant as was much of the land west of Trinidad Colorado. According to the Vermejo Park Ranch website history

Chicago businessman William H. Bartlett purchased the present-day Vermejo Park Ranch – some 205,000 acres of land – from the Maxwell Land Grant Company in 1902. Bartlett and his two sons reintroduced elk, which had been hunted to extinction in the 19th century.

The ranch was sold to Pennzoil Corporation in 1973 and Ted Turner’s company Vermejo Park, LLC purchased the ranch 23 years later in 1996.

Interior Secretary Ken Salazar is working on another project nearby and it was mentioned that:

A 1979 study recommended that one spot in the area, Vermejo Park Ranch, be included in the national park system but it never was. It’s now owned by Ted Turner and is operated as a hunting, fishing and nature tourism resort.” Read the rest of this article at the Washington Examiner

Here is a little known secret that I will share with you. Once a year they have an event open to the public where you can purchase tickets for a brunch at Vermejo Park Ranch. A friend treated us to tickets and although I don’t have all the details I understand that when they go on sale you have to get them in the first few hours or you just will not get them. We enjoyed a brunch that included Buffalo prime rib and it was awesome. You will have to figure out how to get tickets but in the mean time if I can figure it out I will share it with you.

Update: Just found out that they no longer to the Yearly Brunches at Vermejo Park Ranch…..dang, oh well it was fun when we could.

You can see how much of Vermejo Park Ranch comes up into Colorado. We don’t for sure but have heard that it is about 60-70,000 acres.

With Vermejo Park Ranch being our close by neighbor it enhances our lifestyle by encouraging a lot of wildlife and we know that this area will be preserved and natural for many years to come and we hope forever. When I first moved to Colorado sometime around 1995 and started looking for Colorado land I didn’t know what an arroyo was. I thought “gosh that must have been a small creek or river a long time ago” and then as time when on I learned more about them and how beautiful they can be.

According to an article on SantafeNewMexico.com  a new book by Beverly Spears titled Sand River in Bloom says that 

“People who live along arroyos learn to love these rivers of sand. Once or twice a year, or in dry times only once every few years, they become raging torrents of water that can rearrange the channel in minutes and uncover long-hidden layers of rocks, fossils and artifacts.”

 Wikipedia defines an arroyo as “An arroyo, a Spanish word translated as brook, and also called a wash is usually a dry creek or stream bed—gulch that temporarily or seasonally fills and flows after sufficient rain.”

One of my favorite things to do is to explore the arroyos that we find on some of our colorado mountain land listings. I love to walk down these old creek beds to see the animal tracks and rocks and to explore the sometimes steep walls hoping to see one day some dinosaur bones sticking out or some Indian artifact. Guess you just never know what will be revealed in one of these arroyos.

Spears makes a really good point too about building near an arroyo that certainly should be considered if you purchase a property and plan on building near an arroyo.

“They’re dynamic in how they move. They move laterally and vertically and so, when you start building near them, when human beings do that, they don’t normally do it very well, and then they have to damage the arroyo to protect their building investments.” 

I remember one year when there was a heavy rain up the canyon from Silver Spurs Ranch along Ideal Canyon Road and they had like 2″ of rain in a short time. The water came rushing down the dry arroyos changing the dry creek bed into a raging wall of water popping our culverts along the way. The ranch roads were unusable for a time until the culverts could be replaced so residents had to go around to the other entrance to come and go. But that is the occasional power of nature when living in the Colorado mountains and you have to expect the unexpected.

Many of the local ranchers and property owners were paid by the Corp of Engineers to build soil erosion control dams to stop arroyos from forming so on many properties you will see what we call seasonal ponds. The soil erosion control dams slow or stop the rushing water from washing out the top soil creating deep arroyos. Eventually they will silt in and have to be reworked but now you know why you find these seasonal ponds and what they have to do with arroyos.

So next time you get the chance go and explore an arroyo and enjoy one of natures beautiful southwestern delights and maybe you will have a new found respect and interest in what many consider either an eyesore or just unusable land.

Cielo Grande Tract 1

Cielo Grande Tract 1 sold to a wonderful young couple and their cute young daughter. They contacted us about another property in this area but that property was on a ranch that did not have power nor would it ever as it was an off grid only ranch. They decided that this wouldn’t work for them so after we discussed their needs and what they were looking for we decided to show them our listing on Cielo Grande ranch just north of the small town Weston Colorado. Well it didn’t take but one stroll out into the beautiful private meadow on this parcel and they knew they had found the parcel that they had been looking for.

This parcel has a lot of great features besides the large private meadow including easy access from the County Road and a small creek that runs through the lower meadow. And it also borders a State School Section that may be able to be leased for recreation and hunting in the future. They are planning on building sometime in the near future so this is exciting. So we want to wish the proud new property owners a big heart felt congratulations and we hope that they enjoy their new property in Las Animas County for a long time.

Our listing on Santa Fe Trail Ranch Parcel E-2 also sold and closed in December and it was purchased by a family for all to enjoy. What a special treat this was to meet these wonderful people and their family! They had been looking for over 2 years and you should have seen the folder with all of the listings that they had viewed and wanted to view. Personally I love it when I find someone that has been looking for a long time because I know that they have had the time to refine their wish list and they  know what they are looking for.

One of the things that we pride ourselves on is listening to what our customers are looking for and then either helping them find it or pointing them in the right direction. In this case I just knew in my heart this was the property for them and their family and I told them before they ever came out to see it. It just had all of the features that they were looking for. 

Santa Fe Trail Ranch is a very special ranch and it has some features that make it a “one of a kind” ranch such as the City Supplied Water System and Metro Water District, hard line phone, power and well maintained roads. Plus they own and control their mineral rights so most likely there will never be any gas well drilling on this ranch. Can you imagine how special it is to be in the Colorado Mountains and see fire hydrants on the ranch? I can tell you that what this ranch has done with their water system will never happen again in this County or anywhere close that I can foresee.

Water is so important and to have city supplied water to each parcel is just incredible and this might just be the only safe place in Las Animas County west of I-25 that will not have to deal with the Gas Well drilling. Cordova Arch on Cordova Pass located on the Scenic Byway to the Highway of Legends

Absolutely fall is our favorite time of the year in Southern Colorado especially when we get to enjoy the colors of fall and that time is near. So far as of the second week in September we have only seen small signs of the fall color change so you still have time to plan your trip to enjoy them in the next few weeks.

Not only are the colors spectacular this time of year but the weather is incredible with days that have a little refreshing nip in the air and cool nights and blue skies. Be sure to take the trip around the Highway of Legends from Trinidad to Stonewall then north through Cuchara and La Veta.

The photo above of the Cordova Arch is off the beaten path and the best way to get there is from the Aguilar exits, either Exit 30 or 34 off of I-25, then go west from Aguilar on the Scenic Byway to the Highway of Legends. Along this route you will go through the unique Cordova Arch and you can only hope that it is as beautiful as it was last year when we took this photo above. Keep going past the Arch and you will come to the trail head to the West Spanish Peak in the San Isabel National Forest where you can enjoy a hike up at 10,000 feet if you are feeling frisky.

Well that might all change for you when you come to live in the Colorado Mountains! Does that sound totally opposite of what you were thinking? It is a new life lesson learned and one that you will have to make a decision on if you have either purchased property out West or are thinking about it. Let me explain more.

You have seen it in the news, the horrible wildfires that have been sweeping the west in Colorado, California and even Texas. Having lived in Southern Colorado since around 1995 we have had only a few close calls and the one that I remember was one that was near our home and we were told to evacuate. The winds were sustained winds between 45-55 mph with gusts to 70-80 mph and it was really dry. In winds like this there is no way the small local volunteer fire departments can even think about fighting these fires. All you can do is stand out of the way and pray for some divine intervention. In this case we were very lucky in that it snowed that night putting the fire out as this was a really dry winter and fires are really unusual in the winter, so snow was a good thing.

But at any time it is possible to have a wildfire and the locals know to watch out for those who come to Colorado on vacation to build their bonfires without thinking or knowing about how dangerous it is. Those signs that you see posted about the current fire danger are very very important to monitor and they are there for a reason. So be really careful about those open fires but also learn about what you can do to help reduce the danger of a wildfire while also improving the health of your own mountain forest. And to do that you have to trim and even cut some trees down.

We sure had a great time at the Pueblo Home and Garden Show, can’t you tell from that smile on Barb’s face. And we met a lot of really nice people and also got to meet some of the other venders at the show. We even came home with a couple of beautiful Green Spruce trees for our house…..after all it was the Home and Garden Show! Plus we got a really good deal on them.

We held a drawing for two 2 rounds of Golf at Hollydot in Colorado City and had two lucky winners. But everyone who registered will also be getting a discount coupon for Hollydot also….so everyone was a winner! Thanks so much to Prin, the Golf Pro at Hollydot, for supplying the rounds of Golf!

One of the most exciting things that I have seen in a while for Solar Power was at the show and it was a unique self contained system that you could grow with your needs. You could start with a Master Unit that has all of the electronics in a weather proof box with the solar panels mounted on the unit. And you can add additional “Slave” units as your budget or needs increased. You could get a stand alone solar unit, a grid tied system without batteries that would feed back into the power system and a combination grid tie and Solar Backup depending on your needs.

We have asked them to size a unit for our Camping Cabins so we hope to have some options available soon for our customers and property owners. It’s a system that could be used for your visits to the property before you build then also be converted for use with your home. It’s pretty awesome to have choices.

The turn out for the 2011 Pueblo Home and Garden Show was really much better than we expected. I over heard someone say “If I had of know the turnout was going to be this good we would have had a booth this year too” and I think from the activity and interest on both Saturday and Sunday it was a success and we are glad that we attended. Lago Vistas

From the first minute we heard about these 5 acre properties in Colorado City that had city water, underground power, phone, fiber optic internet and natural gas to each parcel we were excited to see if we could become involved with marketing them. We knew they were pretty special because this last summer we visited most of the Pueblo Parade of Homes and spent some time looking at the neighborhoods in Pueblo West and around.

We love where we live west of Aguilar but we have thought about how nice it would be to have a few more conveniences like good internet service and to be closer to more shopping and dining choices. Looking at 1 acre lots in Pueblo West we liked them but didn’t think we would ever want to live that close to neighbors….especially after living on 35 acres with hardly a neighbor in sight. It was fun just exploring the possibilities and seeing what was available in that market.

What we really found out is that as nice as Pueblo West is the one thing that kept being mentioned by those we talked to was the wind in that area and I hate a lot of wind, really hate it. So really the more we checked the more we heard this so I guess it must be true.

There was also a new home in Lago Vistas in the 2010 Pueblo Parade of Homes by Cornella Builders that took the Best Interior Design in it’s category and I understand also won the People’s Choice Award. This home is for sale for now for $329,900 and if you are interested let us know and we can get you more information on it.

There are three homes on Lago Vistas including another Pueblo Parade of Homes winner for 2009 by Cornella Builders. It won Best Kitchen, Best Master Suite, Best Interior Design, Best Floor Plan and Best Architectural Exterior in the $275,000-$330,000 price range.

These beautiful homes are setting the tone for this beautiful development and I understand there will be another new home being started this year. Currently not quite half of the 50 parcels are sold so there are really some nice parcels still available that are priced from $59,900 to $92,500. Really it feels like all the properties have a lot to offer so it is just a matter of choosing which one you like.

We are also really proud of that the developers worked with the officials in Colorado City when they found out that they had a project in the works for a new 1500 acre foot reservoir for the city water system. Over 50 acres was donated for this purpose and now when the new reservoir is completed it will border Lago Vistas along with a Green Belt area. Wow….add a lake bordering Lago Vistas to the long list of amenities and you have one very special community here!

Some of our customers who have purchased 35 acre parcels over the years have made decisions to move a bit closer to town for access to hospitals, dining and shopping and this is just the type of 5 acre parcels that will give you some breathing room and put you within 20 minutes of those amenities. TU Purgatoire River Anglers Chapter Receives $5,000 Grant to Restore Purgatoire River

Trinidad, Colo.– Trout Unlimited (TU), the nation’s oldest and largest coldwater fisheries conservation organization, today awarded a $5,000 Embrace-A-Stream grant to its Purgatoire River Anglers Chapter in Trinidad, Colorado. The chapter is partnering with the city of Trinidad, the Trinidad Community Foundation and other local and state agencies to improve the health of the Purgatoire River and its fishery.

The Purgatoire River, a free-flowing trout stream, was dammed in the 1970s to create Trinidad Lake. Low winter flows and poor structure in the river has prevented a sustainable trout population. The $5,000 Embrace-A-Stream grant will allow the Purgatoire River Anglers to do an initial evaluation of the Purgatoire’s aquatic and riparian habitat and to develop a master plan for restoring the river, from the Trinidad Lake State Park dam through the town of Trinidad to the Highway 160 bypass—approximately 4 ¾ miles of river.

The chapter’s effort will also involve public education and awareness through river walks, a stream clean-up day and fly-fishing classes.

Embrace-A-Stream is the flagship grant program for funding TU grassroots conservation efforts.  Funding is provided primarily through the support of TU members, with additional support in 2010 provided by Costa del Mar and the FishAmerica Foundation.  An Embrace-A-Stream Committee comprised of TU volunteer representatives and scientific advisors evaluates all proposed projects and makes the awards.

In 2010, the Embrace-A-Stream program will provide over $125,000 to 24 projects in 15 states. Projects will address stream habitat restoration, improving fish passage and protecting water quality.  Many of the projects will benefit eastern brook trout from Maine to Georgia, and will help protect cutthroat trout in the West as well as coho and Chinook salmon in the Pacific Northwest.  Since the program’s inception in 1976, Embrace-A-Stream has funded more than 950 individual projects totaling approximately $4 million. As a result of this funding from Embrace-A-Stream, the projects have leveraged more than $12.7 million in additional funding.

“Through the hard work of TU members across the country, we are able to put our organization’s mission into action,” said Bryan Moore, Vice President for Volunteer Operations and Watershed Programs.  “TU’s grassroots members work tirelessly to protect and restore the nation’s coldwater resources so that they will exist for generations to come.”

Trout Unlimited is North America’s leading coldwater fisheries conservation organization, with more than 140,000 members dedicated to conserving, protecting, and restoring North America’s coldwater fisheries and their watersheds.

One of the issues that we face here along the Purgatorie River is that public access is limited. Except for a few places like where the Bosque del Oso adjoins the river along Highway 12, most of the land bordering the river is private.

Adobe Gold Properties new office location at 255 North Commercial Street in Trinidad Colorado

Since 2001 when Adobe Gold Properties opened it’s doors we have worked out of our Home/Office just west of Aguilar. In fact we purchased our new office building in about 2005 but chose to rent it out instead of moving into it.

Anyone who has known us has heard us say that we didn’t want to have to “get up and go to work” everyday because we were living the lifestyle that we wanted. And truly we have done just that.

But hey times change and we feel that now is the best time for us to make the move and think that it will help us with not only our Real Estate sales here in Las Animas County but also with our Camping Cabins and Storage Shed sales.

An Historic Building in Downtown Trinidad

The building at 255 North Commercial Street is pretty special in that it is one of the few building that still has its original storefront. We think that is pretty awesome!

You can see in this old photo from around 1900 our new office building just above the front of the covered wagon in the upper center.

Notice how the building is set back, the reason for this is that the building was rebuilt about this time and the city had determined that the street needed to be widened and any new building had to be set back. Existing buildings had to be remodeled to have their building fronts set back so this is why most building don’t have their original storefronts.

It was originally the old Senate Saloon and was at one time owned, operated and frequented by the prominent citizen of Trinidad Dr. Michael Beshoar, whose office was just across the street that how has Frank Images.

In 2007 the interior was completely remodeled. It has all new electrical including internet, phone and cable as well as new drywall and all new ceiling fans and light fixtures too.

So it is really a nice office space to enjoy and Barbara picked out some really beautiful furniture and desks that fits well with the Old West Mountain antique theme and it is just down right cozy. But we still have a lot of moving and settling in to do.

And just so you know if you drop into town our hours in the office this Winter should be 10am till 4pm for the most part but in reality they will be flexible hours. We spend a lot of time with our customers and sometimes this means, because it is just Barbara and myself, that we both could be out showing property. So the best thing to do is to still call ahead and let us schedule a time to meet you cause we sure don’t want to miss you. And many times we will just be a phone call away…but at times we might be out of range in the mountains or with customers.

Cuchara Ski Resort

This last week on Wednesday Bruce Cantrell spoke at a Chamber Luncheon to share plans for the re-opening of the Cuchara Ski Resort. Their goals are to create a year-round recreational center that will attract local residents and tourists to the Cuchara Valley.

Right now a new community center is being built and a 72 room hotel is in the works. Along with tubing hill and a mountain roller coaster they are planning to include a ZipLine.

Other featured attractions will be downhill skiing, Nordic skiing, a snowboarders half-pipe and a terrain park. It looks like as soon as they get enough snow this year they will be opening the Nordic Center making the re-opening of the Cuchara Ski Resort a reality.

What the Cuchara Ski Resort is doing will need the support of the local communities in Trinidad, Walsenburg and those on the Highway of Legends triangle. We urge you to visit the Cuchara Mountain Ski Resort when you are here and to let your friends know about it too. It really is going to take our support to make it happen.

A fund-raising event is planned for the evening of December 11 at the La Veta Inn, with dinner and live entertainment. Also on that day, Christmas trees will be cut and sold by area high school students. The trees available in sizes from three to fifteen feet. The charge for the trees is three dollars a foot, with the proceeds going to support schools in the Cuchara valley area.

So if you can get your Christmas Tree from Cuchara this year and attend the fund raiser that would be great.

The Rush to Invest in Land, Undeveloped Plots Draw Buyers As the Housing Market Softens

The real-estate market has a new cry: Land ho!

As the nation’s housing market cools, there’s a rush to snap up undeveloped property as buyers stake their claim on everything from New England creek-front parcels, to mountainous woodlands in Tennessee, to big-sky vistas in Montana.

Some people are buying dream lots now, while the land is available and prices affordable, with plans to one day build a vacation or retirement home.

Others are investing in recreational property they want to use today: In rural west Texas, for example, scrubland that wouldn’t even sell a few years ago has become so popular with deer hunters and the offroad-vehicle set that it now fetches premium prices from buyers flying in from Florida, Illinois and California.

Keith and Mary Payden of Minneapolis a few years ago bought 35 acres of land in a wooded canyon in southwestern Colorado. They’ve put in a well and set up temporary living quarters above a barn to use when they visit. “This is where we want to spend our retirement,” says the 59-year-old Mr. Payden, an information-technology consultant. The land “fits our hobbies, since there’s horseback riding, skiing and golf nearby.” Their eventual plan: Put up a small house they can use there.

In the face of demand like this, prices for undeveloped land in many parts of the country are shooting up. Around the country last year, farmland values rose at their highest year-over-year rate — 11% — since 1981, according to the Agriculture Department. Rural land in Texas hit a historic high of nearly $1,500 an acre on average last year, up about 75% since 2000, according to Texas A&M University Real Estate Center.

Robert R. Johns, a 68-year-old retired gas-pipeline worker, recently bought 400 acres of corn and soybean fields in central Illinois. The land, which the Johnses lease to farmers, serves mainly as an investment, generating what he expects will be rental returns of as much as 5% a year plus any long-term price appreciation.

But the couple, who live near Chicago, also enjoy visiting friends and shopping for antiques in the area, and plan to park a camper there to visit, “almost like a weekend vacation.”

In some ways, buying land and buying a second home are similar. Both are capable of generating income — a house through rental income; land through leases for farming, hunting, fishing, ranching or mineral rights. And in both cases, the first three rules of a successful purchase are location, location and location.

Some buyers are heading farther afield to find affordable acreage. Charlie Chernak, owner of Bear Island Land Co., in Ely, Minn., near the Canadian border, says “remote backlands are now becoming popular because people are getting priced out of lakeshore properties.”

Land also comes with its own set of snafus that can quickly turn a picture-perfect parcel into just that — something that’s pretty to look at, but not much else. Among the important questions: If you plan to build a vacation home there or eventually live there, can you get electric power onto the property? And can the land support a water well and septic system?

What’s more, land might make a good investment, but it can be a lot harder to sell in a pinch than a house, since fewer people are looking for land.

The U.S. has roughly 1.5 billion acres of rural land, excluding public lands, representing about 65% of the country. Prices vary widely: Rural land can fetch $250 an acre in the brush country of far southwest Texas, to $3,000 an acre for timber and pasture land in Iowa, to a scenic, 37-acre property in southwest Colorado straddling both sides of a river for nearly $27,000 an acre.

Of course, not all plots are in the depths of the wilderness. Wagner Brothers Land Co., in Dunlap, Tenn., charges $20,000 to $30,000 an acre for parcels in the mountains north of Chattanooga that come equipped with utilities, but no house. In Colorado, ranch-size properties overlooking the snowcapped La Plata Mountains are attracting buyers from Hawaii, Florida, California and Arizona, says developer Durango Alpine Realty. These tracts, which are a minimum 35 acres, generally go for $10,000 an acre.

In some circumstances, it can make a lot of sense to buy land well in advance of your intention to build on it, especially if you find a scenic plot you’re particularly fond of. Over the course of years or decades, the price of the land is likely to escalate faster than the cost of one day building a house on it. On undeveloped land, real-estate taxes are typically lower, and you have no expenses for electricity, water and insurance.

There are many pitfalls. First, even before you buy, consider having a survey done of the land you’re interested in, or at least work through a local land agent who knows the area and terrain. Property lines aren’t always well defined, and soils may be too wet to support a building in the spot you really want to build.

Also, pay attention to how you access the land. In some places, makeshift roads that cross a variety of property lines have become semipermanent through the years — although nothing about them is legal. As a result, you may not have legal access to your property, resulting in lawsuits.

In urban developments, lots are often zoned to prevent certain types of construction or businesses. But that’s not always true with rural land, meaning you could find one day that your dream property is bordered by a new mobile-home park. A local real-estate agent with land expertise will know the zoning and covenants in place.

Land prices often don’t move in the same way home prices do. Despite the run-up in recent years in some housing markets, home prices are typically expected to rise alongside the rate of inflation. But with land, price appreciation is traditionally more closely tied to how much money it can generate from activities such as farming or grazing. And in general, land prices, when they cool, don’t tend to fall as much as an overpriced residential market might, largely because while a housing market can be overbuilt, land can’t.

Increasingly, however, recreational demand is defining land prices. Land has become such a popular investment “that if prices keep going up at the same pace, we could see a bigger correction than we’d want to,” says Clint Bumguardner, president of West Texas Appraisal Associates, an Abilene, Texas, firm that appraises land from Texas to Montana.

One final consideration: Mineral rights. In some instances — particularly in energy-rich Texas and the Rocky Mountain states — sellers retain the rights to oil or minerals buried beneath the land you own. This can have ramifications years or decades later. Not only does it deny you your own Jed Clampett moment of discovering bubbling crude oil and striking it rich, but more importantly it means that the owner of those mineral rights can drill or mine on your property, and you must allow it.

John Bailey, an officer at J.P. Morgan Chase & Co.’s Specialty Asset Group, recently bought grazing land for himself 100 miles west of Fort Worth. Part of the property came with mineral rights, but the other portion didn’t, which means the owner of those mineral rights must be allowed to come onto the land and drill for oil and gas.

Mr. Bailey points out that “they must pay you surface damages” for the loss of land use. “At your Shangri-la, you must be cognizant of this issue,” he says.

In this area of Southern Colorado we have had some of the nicest mountain properties for the money or price per acre than any where in the State of Colorado. When you compare our prices with prices in other parts of Colorado and even just over the State Border into New Mexico there is one thing that rings true. And that is we still have some of the best, most affordable properties any where in the West right here near Trinidad Colorado! If you do your research it will lead you right back here for some great values and opportunities.

We do have methane gas well drilling in this area but this, while there are things you need to know about how this might affect your property, serves to also help you get an even better value. You won’t find much about Mineral Rights and the Methane Gas Well Drilling on other local real estate sites but since 2002 we have been providing information on our website to help you make the best decision for you and your family. You can think of the gas well drilling as being here to help you get a better deal on a property.

But not every property has gas well drilling and even those ranches that don’t still as compared to the rest of the State still has excellent values and current pricing better that most places out west. I can honestly tell you this “There are property owners here in this area that could have purchased anywhere in the West for much higher prices that purchased here in this area near Trinidad Colorado because of the value that it offers as well as the convenient access off of I-25. You have the best that Colorado Mountains have to offer and yet you can easily travel to points beyond. This is why this area has really been attractive to Texans living near Amarillo, Dallas and Fort Worth etc.

Our mountain properties are perfect for retirement, recreation, hunting at an affordable price and we have many that offer easy owner financing and we also still have excellent local land financing options. It was really funny because when we saw him I slowed down and he turned and stopped. I told Barb….looks like he is….”doing it in the woods”…you know what I mean…ha ha and he was here he is caught in the act.

Now here is what you need to know about bears and wildlife in Colorado, they are here and we are in their home. I really think that even though Colorado created the 35 acre properties to reduce the impact on the ground water it also created this habitat between the people and the wildlife. So really you use only a small portion of your acreage and the rest is for the wildlife to live on, its really pretty special.

When I first came to Colorado I was, I have to admit, scared of walking in the woods and at first I always carried a pistol with me. Let’s face it when you are used to living in the city it is an adjustment, you just don’t know what to expect. After getting started selling mountain property in 1995 we started spending a lot of time on property walking property lines and finding corner pins and getting to know a parcel. Only one time did I ever walk up on a bear and if I had been smart that wouldn’t have happened either. Because I wasn’t making any noise the bear didn’t hear me. I had seen the animal but I thought it was a cow….behind the trees walking. He came out from behind the tree and I was walking toward him and this was the first time that I came face to face with a bear….but I was still 100 feet from him. He went one way and I went the other.

They are just as afraid of us as we are them and with hundreds of hours spent hiking property we rarely seen bears up close. In fact we usually kid with people and tell them that if they want to see bears go to the dumpsters in town. But we all know that there are situations where the bears and other wildlife encounter humans so you always have to be aware of them. In fact when you build your home in the mountains you have to be concerned with your BBQ grill and trash and even your hummingbird feeders. You have to be wise and not feed the wildlife and or do anything to attract them as it is common to see bears on your porch or deck as they get curious. So you don’t want to be surprised.

Many of our customers come to their properties to camp and after a few times of camping in a tent they get a bit concerned and after a few sleepless nights they decide that they need a better way…..and that is how we got started marketing the camping cabins. We tried for many years to find someone local that would build these for a reasonable price on property but just couldn’t seem to find that builder that wanted to build these small cabins. Then we found the Amish guys in Alamosa and fell in love with their quality small portable cabins and asked them if we could be their local reps.

So our camping cabins make a great safe way for property owners to be able to come and enjoy their property without having to worry about the bears and wildlife. We love seeing the wildlife and we enjoy exploring our property and being able to enjoy it even if we are not ready to build yet and this is just one way to help you enjoy it sooner. So keep your eyes open so that you can be safe and enjoy the wildlife too!

Many of the original families that settled Southern Colorado came from the Spanish settlements south of Colorado in what we now call New Mexico. And a lot of them settled along the fertile area along Purgatorie River west of Trinidad. They mostly settled in family units that they called “plaza’s” and they all seemed to have their own little church. Right next door is a place named Medino Plaza near the present day Primero School. And that is how this ranch, Plaza de la Vista, got it’s name…Plaza with a View.

That brings us to discussing our new listing which is Plaza de la Vista Tract 1. Located just a few hundred feet off of State Highway 12, also known as the “Highway of Legends”, the access to the state paved highway will prove to be very beneficial in your retirement if that is what you are planning.

A visitor discovered 70+ year-old Donna Munson’s body being fed upon by a bear near her home in in Ouray, Colorado. For 10 years Munson, and others at the household, had been feeding bears near the porch–despite repeated warnings from police and the Colorado Division of Wildlife. A wire fence was erected on the porch as a means of protection by the household, reported CBS4Denver and the Colorado Division of Wildlife.

Sheriff’s deputies investigating the incident  were approached by an aggressive, five-year-old, 250-pound bear (the type was not identified) which they subsequently shot and killed. A necropsy, an autopsy of animals, performed by Colorado State University Diagnostic Lab in Grand Junction could not determine whether the bear was involved in feeding on Munson’s body. Sheriff’s deputies also shot and killed a second 394-pound bear at the household; it has not been confirmed whether the larger bear killed Munson. An autopsy performed on Munson, and released on Monday, revealed that the cause of death was mauling.

The Colorado Division of Wildlife–which vigorously supports an anti-bear feeding education campaign and uses the slogan “a fed bear is a dead bear”– threatened legal action against the woman’s household last year for repeatedly denying their warnings. Several previous bears were also trapped on the property and later euthanized.

For many the concept of separating mineral rights from surface rights is misunderstood and rightfully so as they have never had to deal with this on their residential lot where they currently live. But as we as a Country strive for more energy independence this information will become more important to know and understand.

First is a web page Geology.com that I really enjoy following their RSS feed as I get all kinds of interesting tidbits of information from it and I noticed they have a pretty good comprehensive article about Mineral Rights in general. Check it out, I think you will also find it informative.

And in Colorado the Colorado Oil and Gas Conservation Commission is the governing body that oversees all of the Oil and Gas drilling and they have a page of frequently asked questions that you might also find informative here: Frequently Asked Questions about Mineral and Surface Rights .

Owning mineral rights may put you in a situation of earning an income from the royalties paid on extracting the coalbed methane gas. Currently it is very unusual to find mineral rights that can be purchased with a property but at the time of creating this post we do have two properties that have mineral rights available either with the purchase or separately and they are:

And all of the properties that we have listed on Santa Fe Trail Ranch have partial mineral rights available but we do not think that they will ever allow gas well drilling on this ranch as the ranches property owners and the Property Owners Association collectively either own or control the mineral rights on this ranch. So the good news on Santa Fe Trail Ranch is there there most likely will never be any Gas Well Drilling but you also may not receive any monetary compensation either. 1. The property on which the collection takes place is residential property, and
2. The landowner uses a well, or is legally entitled to a well, for the water supply, and
3. The well is permitted for domestic uses according to Section 37-92-602, C.R.S.,
(generally, this means the permit number will be five or six digits with no “-F” suffix at the
end), and
4. There is no water supply available in the area from a municipality or water district, and
5. The rainwater is collected only from the roof, and
6. The water is used only for those uses that are allowed by, and identified on, the well
permit.

If you intend to use a system for rooftop precipitation capture you will need to complete form GWS-78

The Colorado Division of Water Resources has posted a pdf with more information that we have included here….Rain Water Bill for your convenience. We recommend that with this Bill being so new to check their web page frequently for updates and the new forms that are required.

If you need to locate your well permit to verify if it complies with the new law you can do that on the Colorado Well View Web page. If you find that your well was not transferred into your name when you purchased the property you should fill out the Change of Well Ownership form right away.

Be sure to check for updated forms on the States Colorado Division of Water Resources website forms page also.

We personally never understood the old law making it illegal to collect your rainwater from your roof so this is a major step for the State of Colorado to allow any rainwater collection and we applaud the State for stepping into the 21st Century by allowing this even if it is on a limited basis.

What is really awesome is that you can also elect not to drill a water well and just use your rainwater for limited uses without actually drilling a water well. We have known people in other states that have been able to supply most, if not all, of their household water needs by collecting their rainwater.

Let’s face it we are moving into their backyard and while our state’s required 35 acre minimum parcel size leaves a lot of room for both wildlife and humans it also makes it easier for wildlife encounters. In fact the Colorado Division of Wildlife say that Bears have People Problems….because they are just being bears. Over the years of living in the Southern Colorado Mountains we have seen and heard lots of experiences and encounters with mostly Black Bears. We don’t see many mountain lions or hear much about them but they are certainly here. Check out this photo taken in June 2009 just outside a friend’s RV on Santa Fe Trail Ranch.

Seeing a Mountain Lion is very rare in this area and in fact we have only seen the tail of one or two since 1995 when we moved to this area and we are on property multiple times each week. While we realize this is a rare opportunity to photograph a mountain lion this close up we also realize that they are closer than we might think even if we don’t see them. You have to be aware of their presence at all times.

What Makes The USGS “Digital Map – Beta” Different From Other Electronic Maps?

Here is what you will want to do to use these Topo Maps.

1. Download the Quick Start Guide http://nationalmap.gov/digital_map/quickstart.pdf

2. The go to the Digital Map Store

3. On the Right Hand Side of the page you can type in the Zip Code for Trinidad Colorado which is 81082, or for Weston Colorado 81091, Aguilar 81020 or Walsenburg 81089 and that will get to close to the area where you want. Just navigate from there on the Google Map to the area that you want the topo map of.

4. Just below the map on the left corner click the Yellow “Show DigiMaps” button.

5. After you find the location that you want on the map, double click on the map and a Red Marker will appear.

6. Click on the Red Marker and a popup window will tell you the USGS Map Quadrangle Name and give you some options for which maps are available for download. Click on the download link of the map that you want and save it to your computer.

7. You will want to also download the TerraGo Toolbar for Adobe Reader and it will give you more features to use with the topo such as the ability to view maps with multiple coordinate displays, measure length and area, turn layers on and off and search map attributes.

Elk in the Round Pen

This was pretty interesting...but they didn't stay long.

There they go....

Over the next few days we noticed they would hang out across the road waiting on us to feed our horses, then they would come over and run the horses away from their hay. We were feeding our horses more because of the snow yet the elk was eating it.

When I lived in Florida and was fighting the traffic back and forth to work I dreamed of a quieter lifestyle such as this. When they were eating all of our horses expensive hay I was dreaming of elk meat in the freezer….oh well dreaming is fun. But an interesting fact is that you could be living your dream on 35 acres in the Colorado Mountains too.

Our specialty at Adobe Gold Properties has always been vacant mountain land even though we have had a few homes over the years. The bottom line is that we do “Big View” mountain parcels better than anything else. Homes are just different and more difficult because so many of them are in that $400-500,000 price range where if someone can afford them they can also afford to build their own dream.

One thing that really surprised me about 2008 in our land sales is that with the state of the economy I really felt that many people would need to sell their property here in Colorado in order to “survive” back home. That just didn’t happen especially towards the end of the year when things started getting much worse with the economy. I am really happy to see that too since so much of our property is purchased for future retirement plans it tends to be subject to life’s changes.

A lot of the property that we have sold over the last 8-12 years has been financed from customers taking the equity out of their home and since this has almost come to a complete stop this has certainly affected our market. But on the other hand we also have not seen any “fire sales” here trying to get rid of their property.

Over these years many of our customers came from markets like in Florida or California where property values have hit extreme highs and lows during this time while our prices have held their value. We have seen slow steady increases in property value. No bottoms falling out or rapid increases either. Just solid and steady.

We have always shared with our customers that they really need to plan on holding onto their property for 8-10 years to see a significant increase in value. And that if they come back in a year or two needing to sell they would most likely lose some money after they paid commissions and Title Insurance. That is because our market just doesn’t react that fast. Our market has been very predictable and not so risky as many other markets.

Its been interesting over the years to see how other faster and more volatile markets were acting and reacting while we just stayed consistent here in Southern Colorado near Trinidad in western Las Animas County.

So with the stock market and other real estate markets on their roller coaster ride that Colorado mountain property, that you have been dreaming of all these years, might just be the perfect place to put your money….

First ask yourself “What price range of property can I afford”? This should be one of the very first considerations if not the first. By determining a comfort level in a price range you will establish exactly where you can start looking. For many this is not a concern as your financing may be in order so please bear with me as go through this first step.

There is really no sense falling in love with a $100,000 property if you can only comfortably afford a $75,000 or $50,000 property. I always say that a blessing becomes a burden really fast when you stretch too far. So you have to be comfortable with the monthly payments and purchase price. So if you establish this in the very beginning it allows you to focus on that perfect property in your comfort zone. Please don’t take offense to this, you would be surprised at how many people come looking at Mountain Property without knowing what their money limits are, and we are just trying to help those that might not have considered this option.

So let’s discuss first about financing vacant land in Colorado.

Financing is the most important first step as well as considering future Potential Use of the property.

In this email we will discuss Down Payments, Monthly Payments and Property Uses.

1. Down Payment: This may or may not be a concern but its usually a good place to start. How much do you have saved that you can comfortably put down on a property? Financing is different for vacant land than it is for a home since usually only local banks will finance vacant land and since they can’t sell these on the open market they want more down and a shorter term.

The down payment required is usually from 30-35% of the purchase price. Sometimes owners or developers will finance their land for less down and offer friendly terms so let us know is this might work best for you. The interest rates for vacant land are usually higher and may run anywhere from 7-12%. The term is usually shorter too, ranging from 5-7 and up to 10-15 years, depending on who is financing it. We can assist you in finding the best financing options just let us know more about what works best for you.

Here is something to consider if you have the equity in your home you might consider borrowing against it. Many people refinance their home and get better terms and interest rates when it is for your home. And you may even be able to write off the interest on your income taxes, which is not possible to do with a vacant land loan in most cases, so check with your accountant on this. Its a very popular way to purchase land and then you will own the land outright.

2. Monthly Payment: How much can you afford to comfortably spend on a monthly payment? That blessing is to find that perfect mountain property but the burden would be not being able to enjoy it if are so strapped that you can’t come and enjoy it. I have always felt that it is worth stretching for something that you believe worth while but believe me when you get back home and have to work extra jobs to afford the property it gets old really quick. So be realistic about your goals, we want you to be comfortable in your new purchase. There are many monthly payment calculators on the internet that can help you figure this out or just call us and let us help you. We can help you with some ideas on creative financing options and terms to make your dream a reality! 3. Use of Property: This is a very very important consideration and will determine right up front what zoning you should consider looking for. What is your major use of the property going to be and will you be considering a home business? Most 35 acre properties have some type of protective covenants that restrict commercial businesses but allow a home based business.

So if you are considering something like a Bed and Breakfast or business that will need signage that would increase the traffic onto the ranch then let us know right up front so that we can find you a property without these restrictions. Most ranches have what we call protective covenants that aren’t very restrictive as compared to Condo or Homeowner Associations. But some could be restrictive to what your planned use for the property is so think about this up front and it will help you to focus your search on just the right property.
