This beautiful property has so many wonderful features it is hard to know where to start. I guess the first thing that I would like to say is that this is a property in the mountains but the access is gentle and you never have to climb a hill to get to this property. That makes it a great choice if your plans are to continue working and you need good access.
So it's a property in the Mountains but not a mountainous property. Hope that makes sense. It has beautiful tall Ponderosa Pines plus a good mix of Pinon Pine and Juniper. The best part is that it has very little under brush like some properties in this area, so walking it is like a stroll in the Park or National Forest.
There is even a small corner of the property that has some sub irrigation, or water that is underground but close to the surface. The grass grows good here and during a good rainy time it will most likely have some surface water too in some areas. This sub irrigation comes from up the valley from a small lake called Mitotes Lake and I think this small lake is spring fed as it holds some water usually year round.
A neighbor on larger acreage that adjoins this ranch raises and cuts dry land alfalfa and grass. I call it dry land because they don't have irrigation water and this grass grows from the water close to the surface. That just doesn't have much in this area.
The meadow area on this parcel that is close to the wetter area is not very big so please don't think you are going to be baling hay here, but it sure would give a couple of horses something to keep them busy for a bit. Okay!
There are some neat areas that have sand stone rock outcropping. I don't know about you but we love these outcroppings as they add a lot of character to a property.
Are you a hunter? Let me share that this area is known for the large elk herds that migrate and winter here. And the current owner just shared that he got a cow elk recently on the property and there are many many tracks all over this property now. So I see a full freezer full of elk meat in the future....
