Apishapa is a hard word for most people until you learn how to pronounce it....then it's easy. At first you want to say "Ah-pah-shop-ah" or something like that but it is really "A-pish-a-pah". Hope that helps make you sound like a local expert..

Apishapa River Ranch has always been a very special ranch for us. Its just unique in this area with it's Tall Ponderosa Pines and spectacular views of the Sangre de Cristos and Spanish Peaks from most of the properties. Actually the views are some of the very best in the entire Las Animas County....guess that is a matter of opinion but I think so. The Spanish Peaks are practically in your face, so close in fact that you can see the fall colors on the Aspens.

One of my very first properties to get to know on this ranch was tracts 49-50 too so this property will always be special to me. Everytime I walk on this property I am just in awe of what it has to offer. You just can't help but to love it. Let me describe some of the features of this property to help you until you can come and see it.

The property is located at the end of two cul-de-sac roads. When you first get to the property we usually park near the first corner or turn left and park there. The property here at this area is the highest part of the acreage and everthing gently drops off to the north and west.

It is this gentle drop to the west that makes this property so spectacular in so many ways because this is where your views are of the mountains. Picking a building site is going to be difficult because honestly there are a hundred places you could choose and they would all be incredible. As you are walking through the tall pines you can see the mountains through the trees just every where you walk.

I saw walk because you don't actually feel like you are hiking on this property because while it has beautiful character it is just gentle and easy to walk. And there is very little underbrush so its easy to get around on, not like some mountain properties that are both steep and have a lot of the oak underbrush.

As you make you way west down into the property you will go through little small open meadows here and there. Until you get to the large meadow near the middle of the property on the south side.

For me this is where the magic happens! Looking out over this beautiful large meadow that is surrounded by large tall ponderosa pines that opens up to the most incredible views of the entire southern Sangre de Cristo range and the Spanish Peaks...not to mention the close river valley views and the vistas inbetween.

There is just so much to share about this property and not enough room. Absolutely the very best thing for you to do, if this property appeals to you, is to give us a call and schedule a time that we can show it too you. The best time for the big views is before the sun gets past noon and before it clouds up. But anytime is a good time to check this property out and we would love to show it to you cause every chance to show this property is special.

Tracts 49 & 50 were originally platted together because I suspect that it just made more sense to keep them together. They go together better then they would go split up. You will see what I mean when you see it for yourself.

Love these Tall Pines in the Meadow. This is near the temporary power pole and the water well

The access road that runs on the south side of the property.

This is a view that I took from Google Earth. The property lines are close but not accurate..not a survey. But this gives a good idea of the property lines.
